MASTER BEDROOM SUITE
There is storage along both sets of eaves which are accessed at various points via the black gloss doors which all have soft close. There are 3 wardrobe areas. There are lights set in to the dormers as well as 4 LED spot lights in the main room which are very effective at night for mood lighting. There is a recess in the slope ceiling for an lcd tv with power and sky supply. Heating is via a rad with thermostatic valve. The en-suite has identical bath sink and toilet as the main bathroom but in addition has recessed taps and waste system. GARDENS
Driveway and paths: the paving is Marshall Tegular, burnt ochre which continues to the rear via the pathway to the circular patio area and on to the studio.The plants are predominantly Mediterranean themed as is the main house, and there are feature olive trees to the front and rear. The curved raised flower beds include a varied spice garden which is great for cooking with. Also there are newly planted grape vines in front of the trellis on the fenced side of the garden. There are outside sockets at the front door, the rear door, and 2 places on the decking and there is an outside tap at the front door and by the window on the studio. The decked area has blue LED light fittings that shine on to the garden and several that shine up from the floor. STUDIO
The studio is totally independent from the house and has water and a separate electric supply and fuse board. The en-suite has an electric shower and electric storage heater for the hot water tap. There is a down pipe in the vocal room which would accommodate drainage for a kitchen etc. The construction of the building is the same as the house building procedure with cavity insulated walls which are plasterboarded with insulation boards for sound proofing. LOCATION
East Hagbourne, together with the adjoining village of West Hagbourne, are pretty and peaceful villages situated on the edge of the Berkshire Downs, in a sought-after part of South Oxfordshire. The villages comprise many attractive period houses, churches, a popular village pub/restaurant and a recreation ground. Communications are excellent, with easy access to the M4 junction 12 at Theale and the M40 junction 6 at Lewknor. Didcot Parkway mainline railway station is only two miles away with a regular service to London Paddington in approximately 35/40 minutes. The A34 provides easy Access to Newbury and Oxford and day-to-day shopping facilities can be found in the nearby market town of Wallingford (4 miles).

There is an excellent choice of schools in the area including St Helen`s and St Katharine`s, Abingdon School, Radley, Oxford High, Magdalene College School, The Oratory, Moulsford, Cranford House, Chandlings, The Manor and the wide choice of other Oxford and Abingdon schools. In Didcot you will find Didcot boys and girls schools. Primary schools and nursery`s can also be found.

Didcot itself offers a good range of shopping facilities with the `Orchard Centre` being completed in 2005. There is also a performing arts centre about to open. Within the Orchard centre you will find shops like Next, Woolworths and New Look to name a few. You will also find Sainsburys and Tesco within easy reach.
